Will you build from our drawings without substitutions?

Yes. Substitutions and field changes move only through documented RFIs with the architect’s or designer’s sign-off. The drawing set is the contract — design-bid-build or design-build, your design authority governs.

Do you take on pre-listing renovations for agents?

Yes. Scope is set backward from the listing date, with schedule commitments in writing and the agent kept in the reporting loop throughout.

What size projects do you take on?

Our typical project begins around $500K — kitchens, full-floor and whole-home renovations, and ADUs. Where a client’s priority is the lowest bid, we say so early, respectfully, and step aside.

How do you price architect-led projects in San Francisco?

As line-item scopes with stated allowances, priced from current San Francisco costs for structure, envelope, and finishes — from schematic design onward. The estimate is a document you can defend in front of your client, not a number that moves after contract.

Do you work with engineers, developers, or investors?

Selectively. We keep long relationships with structural and soils engineers, and we take on investor and small-developer work where the finished standard can hold. The bench grows by referral — introduce your work through Jacob.

Do you protect the referring relationship?

Without exception. Your client remains yours, and our own inbound clients seeking design are referred out to the professionals on our bench. Referral, here, is a loop.
