San Francisco kitchen remodels in 2026: same-layout work permits over the counter at DBI, a moved wall or drain triggers full plan review, construction runs 12–22 weeks, and the budget runs $35K–$175K+ across four bands. From WDC.

What sets kitchen cost in San Francisco?

The kitchen remodel cost in San Francisco for 2026 falls in four bands, from $35,000 for a same-layout refresh to $175,000 and up for an open-plan kitchen, and two things set the band: the materials, above all the cabinetry, and the scope, meaning what moves. The San Francisco Department of Building Inspection (DBI) issues same-layout kitchen permits over the counter, while moving a wall, a gas line or a drain sends the job into full plan review, adds Title 24 Part 6 lighting and ventilation checks, and can add Planning review where the exterior changes. We Do Construction, a San Francisco design-build firm licensed in California (CSLB #1096552) and listed in the Architectural Digest PRO Directory, prices, permits and builds these kitchens under one fixed contract. Our Two-Tone Maple and White Kitchen Remodel in San Francisco, one of the eight kitchens in our published portfolio, shows a reworked layout inside the existing room.

Housing stock drives the premium. 44.7% of San Francisco's 420,054 homes were built before 1940 (U.S. Census ACS 2024, table B25034). Open a pre-war kitchen wall and knob-and-tube wiring, galvanized supply and cast-iron drains surface in week one.

Our own permits show the range: a 145-square-foot like-for-like kitchen declared at $36,887 (July 2026), and a kitchen plus two baths in a Mission two-unit building declared at $120,000 (May 2026). Declared values are the fee basis and run below contract price.

A kitchen remodel in San Francisco costs $35,000 to $175,000 or more in 2026, in four bands set by materials and scope. A same-layout refresh with semi-custom cabinets and quartz runs $35,000 to $60,000. A full remodel to the studs on the same footprint runs $60,000 to $100,000. A custom kitchen with European or custom cabinetry and a moved sink or range runs $100,000 to $175,000. An open-plan kitchen with a bearing wall removed and a professional appliance suite starts at $175,000. Construction runs 12 to 22 weeks once design and permits are done. Same-layout kitchens can permit over the counter at the Department of Building Inspection, which issued 92.2% of its 2025 permits that way with a median of zero days. Moving walls, gas or drains routes the job into full plan review, which ran a 185-day median in 2025.

II · PERMITTING

Does a San Francisco kitchen need a permit?

Every San Francisco kitchen remodel that touches plumbing, electrical, gas or walls needs a DBI permit. Same-layout kitchens file over the counter and issue the day you walk in. Relocating a sink, a range or a wall routes the job into full plan review, which ran a 185-day median across 1,168 permits in 2025.

Source: the DBI Building Permits dataset, 1.29 million records, computed August 2026. In 2025 DBI issued 24,890 building permits; 22,949 were over-the-counter alterations with a zero-day median. The 512 kitchen permits carried a $35,000 median declared valuation, a fee basis, not the cost of the room.

Three triggers leave the over-the-counter lane. Structure: a bearing wall needs engineered drawings under the San Francisco Building Code. Envelope: a bump-out triggers Planning Code Section 311, a 30-day neighbor notice. History: in an Article 10 landmark district, exterior changes need a Certificate of Appropriateness.

Inspectors also check Title 24 Part 6, the 2025 Energy Code in force since January 1, 2026: high-efficacy lighting with controls and a range hood sized to the cooktop. Bay Area Air District Rule 9-6 ends sales of NOx-emitting gas water heaters from 2027, so an open utility wall is the cheapest moment to add a heat-pump water heater and a 240-volt induction circuit.

— The fastest kitchen in San Francisco is the one designed for its permit path, not the one with the fastest crew.

Every finish here sits on what rough-in decided: the gas line to the range, the circuits for the pendants, the vent run for the hood.

III · CABINETRY AND SYSTEMS

Where does a kitchen budget go?

Cabinetry is the largest line in a San Francisco kitchen, the appliance package is the second, and the systems work behind the walls is the one owners forget. Together these three lines explain the gap between a $35,000 refresh and an open-plan kitchen that starts at $175,000.

Cabinetry is priced per linear foot and by construction: frameless or inset, paint-grade or veneer. Imported cabinets move a kitchen up a band alone; Italian cabinets for one 2025 kitchen were quoted at $42,648 installed. Custom lead times run several weeks, so we order the week the permit issues.

A panel-ready Sub-Zero, Wolf, Miele or Gaggenau suite runs $20,000 to $50,000+ and drives electrical load, venting and cabinet sizes, so the appliance schedule is fixed before shop drawings.

Behind the walls, a pre-war kitchen usually needs a service upgrade for induction, new supply lines, a rebuilt drain and vent stack, and sistered joists where past work cut them.

IV · LAYOUT AND DESIGN

Which kitchen layouts work in SF homes?

San Francisco kitchens are shaped by long, narrow floor plates, rear light wells and bearing walls in the middle of the house. The layouts that work keep the wet wall where it is, open sightlines without moving every load, and give the island a job beyond storage.

Noe Valley and Bernal Heights Edwardians: the kitchen sits at the rear and owners want it open to the dining room. That wall is often bearing; a flush beam on a new footing opens it, and it is the most common reason a kitchen enters the open-plan band.

Pacific Heights Victorians: tall formal rooms resist an open plan, so a galley with full-height cabinetry and a butler's pantry often works better. Marina and Cow Hollow flats sit on fill; we check the structural history before promising a plumbed island.

V · SCHEDULE

How long does a San Francisco kitchen take?

A San Francisco kitchen remodel takes 12 to 22 weeks of construction after design and permits. Same-layout kitchens with an over-the-counter permit sit at the short end. Reconfigured kitchens add the plan-review clock, which ran a 185-day median in 2025, so design work starts while drawings are in review.

We order cabinetry and long-lead appliances the week the permit issues, which keeps the cabinet shop's lead time inside the construction window instead of after it.

  • Design and selections: Set by scope and selections
  • Permit, over the counter: Same day for same-layout work
  • Permit, full plan review: 185-day median in 2025
  • Demolition and rough-in: First weeks of construction
  • Cabinetry, stone and finishes: Final weeks, after cabinet delivery
Total: 12–22 weeks of construction, plus design and permit time

VI · NUMBERS

Kitchen remodel cost in San Francisco, band by band

Read three numbers together. The 2025 Cost vs Value Report puts a midrange major kitchen in the San Francisco market at $97,667. DBI permit filings show a $35,000 median declared valuation. Our 2026 pricing runs $35,000 to $175,000 and up across four bands, and most of our kitchens land in the middle two.

The gap is not an error: Cost vs Value prices a midrange semi-custom kitchen, the permit value is a fee basis, and our bands price the whole job, design through finishes.

On resale, a San Francisco minor refresh recouped 112.4% of its $31,804 cost in 2025; a midrange major remodel recouped 48.5%. A $60,000 to $100,000 remodel equals 3.5% to 5.9% of the June 2026 median sale price of $1,699,075 (Redfin).

What does a fixed kitchen price include?

We Do Construction designs, permits and builds a kitchen under one contract. Preconstruction ends in one fixed figure that covers design, permits and construction, so the owner signs a number instead of an allowance list, and the team that drew the kitchen is the team that answers for it on site.

Preconstruction opens the conditions that matter (panel, drain stack, framing under the island), fixes appliances and cabinetry, and prices each line against current bids. Changes come only from owner choices after signing or conditions the contract names.

VIII · FAQ

Frequently Asked

How much does a kitchen remodel cost in San Francisco in 2026?

A kitchen remodel in San Francisco costs $35,000 to $175,000 or more in 2026, in four bands: a refresh at $35,000 to $60,000, a full remodel at $60,000 to $100,000, a custom kitchen at $100,000 to $175,000, and an open-plan kitchen from $175,000. Materials and what moves decide the band.

How long does a kitchen remodel take in San Francisco?

Construction on a San Francisco kitchen remodel runs 12 to 22 weeks after design and permits. A same-layout kitchen can permit over the counter on the day it is filed, while a reconfigured kitchen that moves walls, gas or drains enters full plan review, which ran a 185-day median in 2025.

Do I need a permit to remodel a kitchen in San Francisco?

Yes. Any San Francisco kitchen remodel that touches plumbing, electrical, gas or walls needs a permit from the Department of Building Inspection. Same-layout work usually files over the counter. Moving a wall, a sink or a range adds plan review, and work that expands the building envelope adds Planning Code Section 311 neighborhood notification.

Does a kitchen remodel pay off at resale in San Francisco?

A minor kitchen refresh in San Francisco recouped 112.4% of its cost at resale in the 2025 Cost vs Value Report, while a midrange major kitchen remodel recouped 48.5%. Scope choice drives the return more than spending level, and owners who stay ten years or more are buying use, not exit value.

What does a fixed design-build kitchen price include?

A We Do Construction kitchen price covers design, engineering where walls move, DBI permits, demolition, systems work, cabinetry, stone, appliance installation and finishes, signed as one fixed figure after preconstruction. Owner-selected upgrades after signing and hidden conditions named in the contract are the only reasons the number changes.
